The Inventory and Schedule of Condition prepared at the start of a tenancy will state the condition and contents of the interior and exterior of the property, and the garden if applicable. This document is important in assessing any changes in the condition of the house throughout and particularly at the end of the tenancy.
If a tenant considering any alterations to the property, no matter how small (including decorating), they must seek the prior agreement of their landlord. Information on how to do this are given on the front of the tenancy agreement.
When approval to the changes has been given, the details of the changes will be put in writing, signed by both parties to acknowledge the approval, and kept with the tenancy agreement and Inventory document for future reference. This process avoids any future dispute over changes to the property.
