Those who have learnt the hard way know that tenant referencing is vital before starting a new tenancy, and will also know that many prospective tenants will not be who they initially appear.
Even the greatest judges of character get it wrong, and they certainly cannot be sure of important details such as a person’s credit history, without looking beyond the surface.
Tenant referencing is a way of verifying that the applicant is who they say they are and that, crucially, they are able to keep up with the rent.
It is, therefore, a necessary check to complete before letting to any new tenant, no matter how reliable they may seem or how desperate a landlord may be to fill voids between tenancies. A bad tenant is many times worse than having no tenant at all.
The risks of deciding not to carry out referencing are simply too high – it only takes one wayward occupant to leave you with a serious loss in rent payments, damaged property, angry neighbours and a cynical attitude towards future tenants.
